How to Price and Present Your Property to Rent or Sell Faster
Most listings that sit for months share the same three problems: the price is above similar properties, the photos are dark, and the description is thin.
Price from evidence
Look at similar properties in the same area and building type. Note the ones that actually got taken, not just the ones that are listed.
Photograph in daylight
- Open the curtains and switch on all lights
- Show every room, the kitchen, the bathrooms and the entrance
- Add a photo of the building from the road
Write what a buyer needs
Floor, size, facing, parking, service charge, handover date and the nearest main road. Answer calls quickly, because most people contact several owners in the same hour.
