Ten Papers to Check Before You Pay Flat Booking Money

Most disputes over flats start with a booking made in a hurry. Before you pay anything, ask the developer or seller for the documents below. A genuine seller will not mind.
Ownership and land papers
- Registered deed for the land, and the developer's agreement or power of attorney with the landowner
- Mutation (namjari) record and the latest khatian
- Recent land development tax receipt
Approvals and building papers
- Approved building plan from the relevant authority, and the plan number
- Completion or occupancy certificate for a ready building
- Fire safety and lift inspection records for existing buildings
Your side of the deal
- A written sale agreement that names the exact floor, unit, size and handover date
- Payment schedule with a receipt for every instalment
- Utility connection status: gas, electricity and water
Have a lawyer read the deed chain before you pay. The fee is small compared with the price of a flat.
